While price is always important in an advisers’ selection process, service has been key where commercial property is concerned. But against this background of restrictions, flexibility must also now be a key consideration. Flexibility can come in many forms. From having the freedom to select the conveyancer or surveyor to being able to save fees by the client being their own property manager. It includes having the ability to maximise purchasing power, by not overly retaining cash and being able to gear the asset through borrowings.
